In April, the 4330 Vance Jackson facility was acquired by Nutex Health, a hospital chain based in Houston, with plans to reopen it as an emergency room and hospital.
Cedar Health purchased the 1975 Babcock facility from American Momentum Bank, records show. The company didn’t disclose how much it paid for the property, but the entity it used to buy it, Alpine Specialty Hospital LLC, took out a $7.8 million loan from Frost Bank to make the purchase. “This building was a blight for three years in an otherwise robust and vibrant San Antonio Medical Center,” Clint Oldham, managing director of investment sales at Oldham Goodwin, said in a statement. “We are excited to see Cedar Health put this facility back into service. This was our team’s seecond significant trade in the San Antonio Medical Center in 2022, an area we intend to remain active in.
Cedar Health focuses on buying and development “long-term, acute and mental health facilities throughout the country,” according to the press release. Its portfolio includes several “intense outpatient programs,” and it is building hospitals in Florida, Illinois and Kansas. Property records indicate that American Momentum purchased the site in July 2021 rather than foreclosing on its prior owner, TST San Antonio MOB LLC, an entity linked with The Sanders Trust, a developer of healthcare facilities based in Birmingham, Alabama. TST San Antonio had borrowed $10.1 million from American Momentum to buy the site in 2015.
