Strict new flood standards are putting thousands of new homes in the Georges River basin at risk, causing concerns for councils trying to address Sydney's housing supply shortage. The cancellation of planned rezonings for 10,000 homes in Sydney's north-west and the stalling of a rezoning process for at least 1000 homes in south-west Sydney are examples of the impact of these rules.

Thousands of new homes earmarked for the Georges River basin are under threat from strict new flood standards , with councils claiming the rules are hampering their ability to address Sydney ’s housing supply crunch.

The report shows that a years-long rezoning process to add housing density to the town centres of Fairfield, Cabramatta and Carramar has stalled after advice from a Department of Planning flood advisory panel that the proposal had not adequately considered evacuation routes during a theoretical worst-case scenario flood.

While criticising the Department of Planning for what it calls “oversights, incorrect assumptions and exaggerated conclusions” in its advice, the council report states the new standards could have wider implications for councils along the Georges River basin. “This isn’t flood-affected land. We’re talking about high-rise development in an already populated area near public transport and amenities,” he said.
