Mohr Capital's building redo near the Galleria Dallas is keeping the 1980s building leased with tenants.
“You wouldn’t want to do much of any office right now,” Mohr said. “Office is going to take quite a while to come back.”“We have about 6 million square feet under construction in the U.S. right now; it’s all speculative,” Mohr said. “It’s not in Dallas. It’s in Reno and Phoenix and places where there is a lot of rent growth still.”“We’ve made offers on four different brand new unleased industrial buildings,” Mohr said.
Mohr Capital has been in business for six and a half years in a split from corporate real estate advisory firm Mohr Partners. “I ran Mohr Partners for 32 years,” Mohr said. “They still have 25 national offices and are doing well. I just decided I wanted to spend more time doing this and saw an opportunity.”Mohr Capital has made hundreds of millions of dollars in commercial property investments in markets across the country.Mohr is looking to expand that platform with new outside investors.
“We want to go out and raise outside equity and get into the capital side,” he said. “We are just starting to do that now.”
