Malaysia's Property Market Remains Positive Despite Slight Dip in Loan Applications

MIDF Research predicts a healthy demand for property in 2025, citing the stability of the Overnight Policy Rate (OPR) at 3.0% and a positive outlook for the Malaysian property market. Despite a slight decrease in loan applications for property purchases in November 2024, loan applications for the first 11 months of 2024 show a 4.8% year-on-year increase, indicating a strong interest in purchasing property. The research firm also notes a correlation between increased loan approvals and higher sales of new property.

PETALING JAYA: Minat membeli pada 2025 dijangka kekal sihat berikutan Kadar Dasar Semalaman kekal pada 3.0 peratus dan prospek pasaran hartanah di Malaysia kekal positif, kata MIDF Research.Menurut data yang dikeluarkan oleh Bank Negara Malaysia , jumlah permohonan pinjaman untuk pembelian hartanah menurun sedikit kepada RM55.3b pada November 2024 selepas peningkatan +15 peratus bulan ke bulan pada Oktober 2024.

Dalam pada itu, MIDF Research berkata, pinjaman yang diluluskan lebih tinggi selaras dengan jualan hartanah baharu yang lebih tinggi. “Secara tahunan, pinjaman yang diluluskan terus meningkat untuk bulan kelima berturut-turut, dengan pertumbuhan sebanyak +4.5 peratus tahun ke tahun pada November 2024.

MIDF Research berkata, syarikat hartanah mencatatkan prestasi cemerlang pada tahun 2024 dengan Indeks Hartanah Kuala Lumpur mencatatkan keuntungan sebanyak +31.5 peratus, mengatasi keuntungan Bursa Malaysia KLCI yang hanya +12.9 peratus.
