Houston-based global real estate powerhouse Hines is planning a 2,100-home community in Brazoria County.
Hines and real estate firm Trez Capital recently bought 954 acres in Iowa Colony for the community, which is planned off State Highway 288 about 28.5 mile south of Houston, near the town of Sandy Point. The site is near the planned future extension of Grand Parkway, which would provide easier connections to Sugar Land and Friendswood/League City, according to Hines.
Average home prices in Iowa Colony are about $427,386, just slightly above the broader Houston metro’s average home price of $408,647, according to Houston Association of Realtors. The community – Hines’ first residential project in Brazoria County - comes as the county’s population has grown by nearly 21 percent since 2010, hitting almost 379,000 people in 2021, according to Census data.
