Two automotive buildings are being converted into a brewery operated by the Los Angeles-based Pouring With Heart bar chain and a food hall with 10 vendors. Mila Coffee will have a stand-alone location.

At a food hall, operators need fewer employees, prices are generally more affordable, and expenses for services such as trash and cleaning can be lower. Hixon executives visited food halls around the U.S., and the Make Ready Market is modeled on Pine Street Market in Portland, Ore. They paused during the pandemic before beginning construction last year. While few design tweaks were needed, they added grab-and-go spots and more courtyard seating, Kingman said.
After the Make Ready area is finished, they plan to focus on residential development, Kingman said. Hixon owns River House, a 261-unit apartment complex completed in 2015 at 122 Roy Smith St. a few blocks away.
